Magnolia is a new multi-residential development sitting at a unique intersection of small residential and medium density residential zoning and with a mix of spectacular views of the city to the west and Dandenong Ranges to east. The client brief was for a development that focused on internal amenity and the user experience.
CHT Architects refined the existing envelope of the site from what was essentially a large square by dividing the podium and tower into 4 elements, generating a ratio over the building and enforcing this ratio with contrast through material, texture, and colour; therefore creating a different experience of the complex at each corner.
This ratio and reduction of mass allowed the architects to reimagine the building, deconstructing the form to create maximum access to views, abundant natural light, and reflecting the intention of the client to achieve a desirable and marketable asset.
The proportions of the apartments are a distinctive element in the final project, as well as the high standards of quality and finishes. None of the 179 apartments contain any borrowed light; there are minimal saddleback apartments; there is full natural ventilation; oversized lifts and lobbies; marble used generously throughout communal areas. Additionally, there is not just one but two communal terraces with 360 degree skyline views.
The owner occupier was at the centre of our
design process. Contemporary and elegant spaces featuring maximum integrated storage, top quality appliances and floor to ceiling windows all contribute to the supreme liveability of the dwellings. Double glazed window suites throughout, along with high performance glazing, increased insulation and improved weather sealing also contributed to the health and sustainability of the end product.
