Description

When deciding to venture out on his own, the client, an experienced construction lawyer, had not realised how quickly juggling work and a family around the dining room table would tire.

He soon took over two adjoining commercial spaces on the ground floor of a recently completed residential building in St Peters, NSW and was eagar to get started on the fit out.

The architect had previously assisted with some work on the building, and was more than happy to help create a functional and fresh professional office space for Ingenium Legal, that would form a branding for their values.

Questions and Answers

What was the brief?

Being a new business, the client required a functional and professional address for clients to visit.

The initial brief included the functional requirements of a reception area, private boardroom, offices and an open-planned workspace for future growth.

The client required a strategic solution to consolidate the two separate tenancies, to ensure they were both appropriately utilised and coherent.

The architect added an additional level of brief, which included the creation of a fresh, vibrant and reliable office space that reflected the values of the new business.

What were the key challenges?

The main challenge of the project was the physical separation of the two key spaces around the main residential entry to the building.

In addition, the building design resulted in a number of unique challenges in planning internal spaces around a restricted and confused floor plate.

What were the solutions?

The solution lay in defining the private and public areas of the workspace, and understanding the internal processes of the business.

A main reception area was located at entry, and within close proximity to the private and open-planned office spaces, in order to be the first point of contact for guests. Clients are greeted, and guided to the board room, located in the second separate tenancy for private and confidential meetings.

Planning was meticulously worked in with the unique floor plate to create functional and well planned spaces, while celebrating otherwise unusable areas through a series of strategically layered material selection.
