Ubicada en un barrio cerrado de la zona Sur de la Provincia de Buenos Aires, la casa AC-47 se dispone sobre un Lote en esquina rodeado de importante vegetación.
Su desarrollo lineal prioriza las visuales sobre el parque y las óptimas condiciones de asoleamiento y ventilación.
El proyecto parte de un volumen principal que se ordena en relación a la dirección de los límites de fondo del lote, liberando toda la superficie de parque en la esquina, disolviendo así el límite entre lo privado y lo público.
Sobre este, se apoya un segundo volumen que favorece a las vistas largas.
El diseño propone distintas perspectivas sobre el paisaje que rodea la casa, trabajando diversas situaciones de proximidad y distancia. Se intervino el perfil del terreno entendiendo como desafío de la propuesta arquitectónica el trabajo en corte, para generar una transición entre la naturaleza y lo construido.
El primer volumen (planta baja) se apoya ligeramente sobre el terreno y se encuentra en voladizo sobre el nivel semienterrado. Alberga las áreas sociales y gran parte del programa propuesto por nuestro comitente: una familia ensamblada con una hija adolescente y otra pequeña.
En este nivel se dispuso: el Living, estar- comedor y cocina de forma continua conformando un gran espacio, que recibe la iluminación natural del parque y del patio central de la vivienda. También se alojan el dormitorio principal con baño y vestidor y el dormitorio de la hija menor con un playroom.
El segundo volumen (planta alta) contiene la habitación de la hija mayor con su espacio de reunión/estudio, un gimnasio, un baño y la oficina. Para esta diferencia programática se genera un acceso independiente desde calle secundaria con un espacio para el estacionamiento de visitantes.
La piscina articula el encuentro entre la casa y el terreno. Su desborde genera una interesante vista al espacio semicubierto, expansión del área de esparcimiento ubicada en el nivel semienterrado junto a un sector de Spa, vestuarios, Cava y de área de servicios: lavadero, habitación de servicio y baulera.
Por último, medio nivel más abajo se aloja el espacio guardacoches al que se accede desde la planta baja por un auto elevador.

En este proyecto se ve reflejado el interés del estudio por generar recorridos arquitectónicos con circulaciones simples en los que se busca capturar distintas visuales del paisaje.
La fachada sobre la calle principal se proyectó como un gran macizo de hormigón en el que contrasta la puerta principal de madera. El acceso de la vivienda remata contra el patio central, el primero de una serie de vacíos que articulan los distintos niveles logrando fluidez entre el espacio interior y exterior, Uno de los aspectos más destacados del proyecto.
La materialidad se pensó desde un primer momento como volúmenes puros de hormigón que destacan la horizontalidad de la casa y que estructuralmente permiten por medio de una losa con un emparrillado de vigas pocos apoyos y grandes superficies vidriadas que favorecen a la continuidad y amplitud buscadas.

Located in a gated community in the southern part of the Province of Buenos Aires, house AC-47 is located on a corner lot surrounded by important vegetation. Its linear development prioritizes the visuals over the park and the optimal conditions of sunlight and ventilation.
The project starts from a main volume that is ordered in relation to the direction of the bottom limits of the lot, freeing up the entire park surface in the corner, thus dissolving the limit between the private and the public. On this, a second volume rests favoring long views. The design proposes different perspectives on the landscape that surrounds the house, working on various situations of proximity and distance. The profile of the land was intervened, understanding the sectional work as a challenge of the architectural proposal, to generate a transition between nature and the built.
The first volume (ground floor) leans slightly on the ground and cantilever over the semi-buried level. It houses the social areas and a large part of the program proposed by our client: an assembled family with a teenage daughter and another small one. On this level, the living room, living-dining room and kitchen were arranged continuously, forming a large space, which receives natural lighting from the park and the central courtyard of the house. The master bedroom with bathroom and dressing room and the youngest daughter's bedroom with a playroom are also housed.
The second volume (top floor) contains the eldest daughter's room with her meeting/study space, a gym, a bathroom and the office. For this programmatic difference, an independent access is generated from a secondary street with a space for visitor parking.The pool articulates the encounter between the house and the land. Its overflow generates an interesting view of the semi-covered space, expansion of the recreation area located on the semi-buried level next to a Spa sector, changing rooms, Cava and service area: laundry room, service room and storage room.
Finally, half a level below, the parking space is housed, which is accessed from the ground floor by a forklift. This project reflects the study's interest in generating architectural routes with simple circulations in which it seeks to capture different views of the landscape.The façade on the main street was projected as a large concrete block in which the main wooden door contrasts. The access to the house ends against the central patio, the first of a series of voids that articulate the different levels, achieving fluidity between the interior and exterior space, one of the most outstanding aspects of the project.
The materiality was thought from the outset as pure concrete volumes that highlight the horizontality of the house and that structurally allow, through a slab with a grid of beams, few supports and large glazed surfaces that favor the continuity and spaciousness sought.
