Description

Botanicca: creating a sense of place, for people.

Inspired by the colours of the native flora, specifically the River Red Gum, Botanicca tells the tale of its surrounding – bringing back to the site, the colours that existed over 200 years ago. The buildings slender shapes and perforated cladding enable the penetration of daylight while seamlessly connecting to the surrounding parkland.

As the final stage of the original Botanicca Corporate Park scheme, the newly designed Building 3 by Gray Puksand references and builds upon the established precinct. The two-tower design concept for Botanicca Building 3 draws upon the approved masterplan by respecting the massing and original urban design solution creating a bookend to the western extremity; and a new urban edge to the estate that fronts Swan Street.

“Our solution leverages the wonderful position that Botanicca has in the inner-city of Melbourne,” says Gray Puksand Partner Nik Tabain. “The design provides two separate towers with large floor plates, designed strategically to grant all access to the surrounding views.” The two towers are designed to subtly peel away from each other; articulated as a connected pair.

Steve Lee, Manager - Projects and Sustainability at Growthpoint discusses context. “Existing buildings within the park are inward facing, ignoring the public realm. This site, with approximately 120m frontage to Swan St, provided an opportunity to activate Swan Street and contribute to the urban realm. Softening the Swan Street frontage was critical to the success of project and a series of relationships were considered: between people and place, people and planet, and people and other people. Botanicca's thinking is about the human experience,

Botanicca grants occupants’ access to a rooftop garden and a half-size basketball court. These outdoor spaces are complemented by a wellness facility that is located at the front door and clearly part of the building’s DNA. The health and wellbeing of its occupants are to be always in front of mind - there was a weighted focus on internal air quality, natural ventilation and sunlight to ensure the health and wellbeing of occupants.

In collaboration with SEMZ Property Advisory and Project Management, leasing by Colliers International Australia and JLL, Botanicca 3 presents a new generation of corporate office design, space, and light.
