Owning property in Austin is gold...so we bought a pawn shop.
A drab, concrete tilt-wall building is revitalized into a beautiful creative office and retail space, combining an established design identity with the existing neighborhood framework of East Austin.
The tilt-wall panels give the structural flexibility to puncture the street-facing façade for a lower-level retail space and a design studio on the upper - providing dynamic indoor-outdoor connections, echoing the studio’s design aesthetic. This transformation accentuates architecture and celebrates structure as an extension of this fabric with attention to material selection, interwoven programmatic elements, ample access to shared outdoor space and complementary spaces for design collaboration.
While the surrounding context is perpetually being torn down and rebuilt, this adaptive reuse reduces the project’s carbon footprint, and not only preserves a 40-year-old design legacy but allows it to grow by planting a new seed, taken
from the same tree.
Who are the clients and what's interesting about them?
We were our own clients and every person from our team played a role in the design of this adaptive reuse.
From revitalizing the warehouse district downtown in the 1990's to repositioning South Congress Street in the early 2000's, to enhancing life on the East Side in 2020, our firm has been instrumental in shaping the Austin we know and love today.
What are the sustainability features?
A 40-year-old Austin design identity finds a new home on the Eastside. Integrated solar arrays, indoor-outdoor spaces and an adaptive reuse promote a sustainable effort in not only the architecture, but also in preserving a legacy.
A concrete tilt-up pawn shop provides a blank slate for the sustainable vision to take root. Simple but elegant design moves allow for the original form to be utilized to the fullest. Throughout the design, the studio is connected with the existing neighborhood through anchored viewpoints, providing an established design culture with fresh inspiration.
What was the brief?
We sought to create a set of office spaces with abundant natural light and outdoor workspaces to foster a more pleasant, healthy, and productive work environment. The tilt-wall panels give the structural flexibility to puncture the street-facing façade for a lower-level retail space and a design studio on the upper - providing dynamic indoor-outdoor connections, echoing our studio’s design aesthetic. A variety of common spaces throughout the office layout also promote opportunities for collaboration and spontaneous interaction.
