Description

Rise on 8th is located on a steep hillside at the northern edge of Austin’s flourishing high-rise residential district. The project contains 200 apartments and on-site parking with a total of 22 stories above ground level and an amenity deck on Level 8. Due to multiple Capitol View Corridors, an adjacent national historic landmark, and multiple zoning height limitations, the design team proposed essentially to illustrate these constraints using a series of distinct volumes clad in various materials, including white stucco, corrugated weathering steel, and perforated steel. Ground-level live-work apartments are included at both street frontages.

As the first project built under the City of Austin Downtown Density Bonus program, the project illustrates the difficulty of siting a large complex building on an urban site with significant zoning and dimensional constraints. The building is intended to provide an elegant backdrop to several historic buildings in the area.

Originally designed as tenant-leased apartments, this building was purchased by Club Wyndham to become part of their vacation rental properties. It features a rooftop pool with downtown views, an entertaining lounge and game room, a coworking area, a fitness center, and a dog park. The design focused on classic, durable finishes for a budget-conscious
market.
